Geismar’s Magnolia Ridge logistics park clears final approvals

Magnolia Ridge Logistics Park has entered its next phase of development after completing infrastructure construction and securing final plat approvals.

The project is designed to support new industrial investment and economic growth in Ascension Parish and the greater Baton Rouge region.

The 186-acre industrial park, located in Geismar, is a joint effort by Ratcliff Development and JRE Capital. It offers 14 shovel-ready sites within one of Louisiana’s most active manufacturing and logistics corridors.

Project leaders say the development is already drawing strong interest from industrial users, investors and build-to-suit prospects in search of development-ready property near major transportation and industrial infrastructure.

“As demand for industrial development continues across the Capital Region, Magnolia Ridge is well-positioned to support new investment, business expansion, and future job growth,” said Gregg Thompson, president of Ratcliff Development.

Situated near major manufacturing and petrochemical operations, Magnolia Ridge arrives at a time when available industrial inventory remains limited across South Louisiana.

“This corridor continues to see significant industrial activity and long-term economic growth,” said Trey Williams, managing partner at JRE Capital. “Magnolia Ridge creates an opportunity for companies to move quickly in a strategic Gulf Coast location.”

The park offers fully entitled sites with shared stormwater retention, suited for industrial, logistics, manufacturing, distribution and build-to-suit development.
